I'm not a ghost. I have told you all over and over again to stop blocking my driveway. This has been going on for over a year. I filed a BBB case today and I will be filing a restraining order also. See the photo from this morning. You and your employees are rude to harass neighbors when you cut your customers lawns...AND IT'S AGAINST THE LAW. If you come out to cut my neighbors lawn across the street (red arrow), why are you on my lawn? Your company is the only one that does that-of ALL the lawn companies in the area-yours is disrespectful and rude. People say bad things about your company because it's true. Nobody will waste time dealing with you and this nonsense if it wasn't. IT's SO EMBARASSING TO HAVE TO DEAL WITH 'GROWN' PEOPLE THIS WAY.
We have been using Royalty for a year now. We have had no issues up until the last few months where the crew would drive passed our house just so the GPS would show they were here, and skip mowing the lawn. I caught them twice before saying anything. Once sending the video proof to the owner or manager (Brian) he confirmed that his crew in fact was skipping our home. He offered a free month which was nice. But then that Monday (the start of our free month) the crew decided to just walk around with a leaf blower and blow things around as opposed to actually mowing. Needless to say, I sent a message and they did not seem to care too much, so we no longer use their service. If you do not want to work, don’t.
Royalty landscaping goes above and beyond! Cannot say enough positives about this company. Our plan was done quickly , Brian (owner) was extremely accommodating to the many changes requested to our plan making sure the end result was exactly what we wanted. Crew arrived on time ,friendly and hard working the work progressed quickly and so efficiently. Brian was very involved in every aspect of the landscaping installation. The process from beginning to end was above expectations! Royalty’s customer service is outstanding. We are so thrilled with our new landscaping! I went through 5 landscaping companies before finding Royalty and haven’t looked back since. The crew is friendly and efficient and the owner is involved and responsive. My lawn is looking better than ever and we even had them do our landscape design for around our pool. The end result is incredible. I got what I asked for plus more and I got it in a timely and cost effective manner. Royalty will forever be my go to for anything landscaping related. THANK YOU!
Royal Lawn was on-time, professional and exceeded expectations. I expressed concerns after the job completion late on a Friday afternoon and the owner returned that day to address them! The owner cares and wants his customers happy. I'd recommend Royal Lawn to anyone that asked.
Very disappointed with this lawn company. I paid for the premium services which was to include weeding and several times I had to contact them because it was either not done at all or poorly done. They also damage our metal fence and cut through 2 patio screens with their weed whacker. I emailed them about this with my cancellation of their services and not even a response back, but they did have no problem keeping my payment for the next month for both lawn and fertilizer services. Not even a offer to refund or pay for the damage their employees caused. I’d look somewhere else before choosing them. In my opinion they made be to large of a company to care about the services they provide and if they lose you as a customer. In less then 2 months I spent over $600 with them and they could careless about losing me as a customer! There are plenty of other quality lawn services out there so beware of this company. Response to your response: Thanks for responding to try and clear some of this up. I understand now the issue with the weeds however before hiring your lawn service I did the mowing with a push mower and there was no damage on the fence. You guys do use a riding lawn mower on the outside part of the fence which is what lead me to believe that’s how it happened. As far as the patio screen goes we just had a screen repair company come out about 3 weeks ago to replace screens with holes and cuts so I doubt he missed these. When they’re young kids coming out to do the maintenance I doubt they want to own up to any damages they may cause.
From the start, this company provided the best service! I emailed my backyard's landscaping needs. The company replied within two days, set an appointment, and arrived early and on time. He listened to my needs, offered suggestions, and went beyond my expectations. I was able to put the 50% deposit online and paid the remaining balance after the job was completed. The price remained what was stated. The workers came on time on the scheduled date. Their thoroughness in the job as outstanding! I am beyond satisfied!!!
Royalty Lawn has been fantastic! They go above and beyond what is expected. We have been customers for many years and would recommend everyone to Royalty. Brian and his crew are very professional and very easy to work with. I cant say it enough what a great job they do and how quickly they work to get it all done, something that would take us days to do get done, only takes the crew a few hours and it looks amazing! Royalty put French drains on both sides of our house. Professional, reasonably priced, and great outcome.
Our hedges are never even, some not even cut, lawn looks poor and price continues to rise. $190 every month for a disappointing job.

I highly recommended royalty purely for their customer service and responsiveness which is extremely hard to find these days. Whenever we have a question or concern it is answered and addressed within hours. Cant beat it!
I called in on a Saturday. This company answered the phone promptly. I advised my sprinkler system stopped working all of a sudden. Instead of charging me to come out the tech explained the county was lowering pressure for reclaimed water and to try system at night. Great company that does not want to scam you. I will use this company for future needs.
Brian of Royalty L&L was near my neighborhood when I called. Right away he made an unscheduled stop at my home to dig up a 6 foot bush in my back yard. He also inspected some irrigation issues I was having and resolved then all. I am a customer of Royalty L&L because of their professionalism and quality of work. The guys at Royalty have done both irrigation and landscaping work for us. Theyve consistently responded in a timely manner to our requests and performed every repair and project as discussed - all at a fair price. We most recently had them give a makeover to an an overgrown area around our HVAC units and pool equipment. They trimmed a very tall hedge, removed leaves, weeds and unwanted ferns, then spread stone in the entire area. The guys were on time, courteous, and neat in their work and clean up. They will be our first call for any future irrigation and landscaping needs.

From a customer......: Royalty Landscaping work is impeccable. I first hired them back in 2012 for an annual lawn and landscape cleanup, and now I have them as a monthly service ever since. Communication is very quick and easy with the owner (Brian), and the teams do an amazing job in my lawn. What they are able to accomplish in one hour would normally take me an entire weekend, and it looks so much better. Their annual lawn maintenance programs are very customizable based on your budget.
We were totally pleased with the service provide by Royalty Lawn & Landscaping. From the first visit for an estimate to completion of the sprinkler system, sod removal & installation and tree trimming was very professional. I we had to describe the service provided it would be OUTSTANDING!

Stop sampling landscape companies, Noone in the Bay area is as good as these guys! Tried other companies but these guys are the very Best, the name says it all! I am a client for life and my landscape looks amazing because of these guys!

Royalty does excellent work at a reasonable price. We hired Royalty for landscaping design and installation; sod replacement; and irrigation system repairs and improvements. We received exemplary customer service at every step of the process. The personal attention that owner Brian Cholnik gave to the project was impressive. The finished product is beautiful.
I find it absolutely laughable that Royalty Lawn responds to a stranger who isnt even their customer who has a complaint, but when a paying customer complains they fire them and refuse to give them any more service. They told me my first day of service would be on Thursday July 27th, and they didnt bother to show up until the next morning so I complained (and rightfully so). Then it happened again two weeks later, and when I said I expected weekly service in August and wanted someone to come out asap they fired me. In reading these reviews, I can see at least two other customers that they stopped servicing, and they seem to blame the customer every time. Terrible, avoid at all costs!
Just had the landscaping redone at my parents house and it looks fantastic ! They have been doing my personal home for a few years and it looks great . They always show up rain or shine and I would highly recommend to anyone

Terrible. Cut lawn to short which ripped up lawn. Trimmed shrubs. but never picked up clippings. Would not recommend.
I chose this company because of their good review. I was with them for three months we selected the premium package that includes trimming, however they only cut the grass with machine witch takes 15 mins at the most and every time we asked about the trimmings they promise to do it the week after but that never comes.
Ive never used the service and will not. I was at the shell station this morning and one of them was walking around the gas pumps with a full gas can in one hand and a lot cigarette in the other. Meanwhile the guys were speaking loudly about going to see their probation officer. Perhaps a safety training course would be beneficial or at least a conversation about how you want employees to represent your company.
Absolutely terrible. I pay for the full service each month and it is rare they hit my flower beds unless I physically walk outside and ask for it. They leave so much dirt and shrubs all over my driveway and back patio. Not to mention there billing system is horrific. They will send you letters saying you are late when you are on time and just say they are not showing up. They also decided in November, the month right before the holidays that they want to bill one month ahead. So instead of getting the normal bill, you got a bill for double the price. Gosh forbid you dont have 200$ to dish out on lawn service one month, they just wont show up. Oh, and call me crazy but I still work on the paper system, not a fan of paperless. Royalty also decided to switch to that one day, no option if I wanted paper or not. So as I call and ask for paper, they say its fine, but I wont receive any notifications or warnings about upcoming things that may occur. So I will only get half the information about my lawn service company that I pay for just because I like paper bills instead of this computer bill paying. I could go on and on all day about how horrific of a company this is. By the way, when I hired them, they forgot to show up...TWICE. That should have been a sign...
I was highly impressed with the employees. They were respectful, kind and courteous. They are always on time and Ive never had an issue. Theyve done everything Ive asked for and theyve done it well. I would definitely recommend Royalty Landscaping!
Service is very professional. Usually punctual unless weather related delays occur. Easy to talk to as I sometimes need to make minor modifications to where I do or dont want them to mow. The finish of the job is always very neat and clean of any debris. Brian is always very responsive to calls when Ive requested additional service(s). Pleasure to deal with.
