Do yourself a favor and work with them. Excellent communication. Very responsive. Practical. Thoughtful. Fantastic work. We had been wanting to do something about our backyard for almost 2 years we had no flat, usable space and what little we had, had become so eroded overt time that all we saw were slopes of mud covered in ivy overgrown bushes. Just a mess. We had 3 different companies come out and provide quotes over a span of several months (as it was hard enough to get that going). One of them was what fortunately led us to Jarid as he inherited accounts from another designer. He immediately offered to come out to see how he could honor whatever had been discussed with us. He was not placed in the best position just picking up on where the other had left off, and we acknowledged that, saying that we would be willing to review the situation with fresh eyes with him. And I m so GLAD we did. Jarid laid out a plan that was equally practical as it was thoughtful. He listened to what we wanted and worked within our budget, prioritizing what we wanted most. We wanted to fix the erosion issue and grade the land to get some flatter more usable space. We also got aligned on the kind of look and feel that felt like us. Jarid then brought in his amazing team of Jose and his brother Santos, and others who worked professionally, very efficiently, and were so pleasant to interact with! The end result was even better than we had hoped for, showed high quality, and attention to detail. The backyard was literally transformed in a matter of weeks. The retention walls actually look pretty to me not something I would have expected to say! Finally, Jarid followed up with us to make sure everything was to our liking and helped us come up with a creative solution to fill in a part of the fence we had taken out. What I loved about working with Jarid was not only his credibility and how easy it was to talk to him, but his responsiveness and being simple and clear in how he communicated with us. Jarid was a true pleasure to work with and we d definitely work with him and his A-team again. Thanks to them we can look forward to spending time and making new memories in our lovely backyard!

Cumberland has done and outstanding job in our neighborhood, Village at Cobblestone. They service all the common areas and the front and side yards of all the homes. They are very careful to address our special service needs. Our crew leader, Jose is professional and caring about the quality of their service. They are on time, fully staffed with trained landscapers. When there are any issues that need attention, only one call is required! I highly recommend this company!

It was a very good experience working with Jarid and Cumberland Landscape Design. Jarid listened well to understand our desired direction. From there, he provided a top notch design using the latest software to produce a template with real images of the plantings to be used and their positions. Cumberland provided the materials and Jarid had them placed where prescribed in the plan. I found Jarid to be very knowledgeable about plants, soil, and maintenance. The price point and the experience was good could not have done the design and level of work without Jarid and Cumberland Landscaping. We look forward to referring them to all our friends.

The crew that came out to rebuild our creek beds and add new river rock did a wonderful job. From start to finish they were professional and respectful.

We have recently switched to Cumberland landscaping for our HOA lawn care needs. I work with Sergio and Robert. They have been very supportive in transitioning what was our neglected property into something we can be proud of. Sergio and Robert meet with me monthly to make sure my needs are met and they are always offering ideas and solutions to my landscaping troubles. We are about to begin some rather large projects and the quotes I have been given are fair and detailed. Making me feel like I know what I m signing up for. I really enjoy working with the team and hope to continue this relationship for years, because let s be honest, finding a new landscaper is like finding a new boyfriend. You really don t know what you ve signed up for until you re deep into it !

We recently had Cumberland install a large boulder retaining wall in our backyard. We are thrilled with the results! It is gorgeous. The team that did the work were absolute artists. They were very careful with the heavy equipment and gently navigated around our new septic tank and field. Very big thank you to Jake for designing and bringing it all together.

I would highly recommend this company for any kind of landscaping endeavor. This is my 2nd time using property masters to relandscapee a backyard. I had Lance as a sales rep who pitched me the design and Cesar as the project manager. Cesar is fantastic and is like an artist. He has great ideas, and is an expert with all work that involves outdoor landscaping. He is like a surgeon with the bobcat and can take an ugly/boring backyard and transform it into a masterpiece. They are not a cheap company so be prepared to spend a lot. The only thing I would advise to stay clear of is purchasing plants, trees, or flowers from property masters. They are a total rip off and will mark up everything by at least 3x the rate that the nurseries sell the plants at. Otherwise, I had a very good experience.

Property Masters guarantees their work and they stand by this promise. This is a major factor anyone should consider in choosing their Landscape Contractor. I highly recommend Property Mastets for your landscape needs. I would use them again for my next landscape job.

GREAT company ! Lance designed my previous homes yard , front and back. Everyone that ever visited commented on how beautiful it was. The yard was also one of the reasons our listing was showcased as the listing of the week by the AJC, and why it sold for as much as it did. When we moved, I wouldnt go anywhere else and begged him to drive out of his area to help us out. He agreed and Im so glad he did. Lance just has a unique vision to make the most useable space and best flow in a yard. He adds fire pits where I saw woods, separation between spaces where I saw a giant flat plain, etc. I cant wait to have him back again to design the back yard later this year !

If I gave this review 2 years ago when our gardens were put in I would have given 10 stars. The hardscape is beautiful and still is that would be a 4. Why 4 not 5 because the fountain area clogs the pump every month during the summer. We have called several times but it takes so long for them to get out here and then miss several appointments never able to solve the real problem. The landscape was not planted well at all. They brought in dirt but just dumped it on top. No mixing it in and no breaking up our hard Ga. clay. Most plants were really just sat on top of the ground no real holes dug. So over time all the plants are dying because they cant threw the clay we are now having by hand to dig up each flower bed and break up the clay and mix in a real amount of amendment to the soil. In some beds all they did way cut out the grass and hid the clumps of grass in the bed so now the plants have died. When checking out why the plants are dead those are the things we find. I give 0 stars for landscape. When we asked about this while they were planting we were told these plants will do fine. Not so. I am adding to my first review after Property masters asked me to contact them after I left my review. I called them and no one answers so I left a message and it has been a week and still no response from them. If they wanted to make things better with us they have our number and address they could contact me. Guess they have our money and dont care. I am adding this part after Property masters below response. I called them and no one answered like always, so I left a message and 3 weeks now I still have no response. Save yourself trouble dont hire them. They never respond back.

We have used Property Masters to do complete backyard renovations at two houses now and both experiences have exceeded our expectations. The crews have amazing vision, great communication and if anything deviates at all from the estimate (both times at our request we added a few things), you quickly receive a revised invoice for approval so there are no surprises. We have found their prices to be competitive and would not hesitate to use them again!

Called to get estimate on landscaping, never able to talk to anyone. Just take massages. Move on.

Complete backyard overhaul in 2017. Lawn not graded properly. Now is a complete mud pit and have to pay for regrading and new sod again. I have emails I sent to Jesse days after project saying there were drainage issues. Nothing but excuses and empty promises. If you want it done right, go with someone else.

BUYERS BEWARE....NOT WORTH THE STRESS, TIME, ENERGY AND MONEY!!! Normally I don t do reviews but his one I could not resist. I called and left a voicemail message for the owner to express my concerns and to no avail did he respond. I also emailed him in reference to the same and still no response. I am big on customer service and tried to talk and work things through with management or owner but since the owner failed to respond I thought it would be best to express my reviews of the companies service here so no one else has to go through what I went through. Concern #1 - Blame game by companies representatives - do not understand that customer satisfaction is important. Concern #2 - The companies representatives are very argumentative - refuse to own up to their miscommunication or lack of communication. BIGGEST Concern #3 - The crew came and dug up my front yard (which we had not signed the contract for) and left it like that for at least a week before coming back to grade it. They didn t touch the back yard and that was the contract we initially signed. Legally, the front yard should not have been touched because it wasn t under contract at the time. The crew finally came and graded the front and back yard and removed the deck/debris. Here s where not being a satisfied customer comes in....we paid your company $4,000 to do a job in which they did a horrible job. They made the front and back yard look worse then before they touched it. My husband and I had to come home to the yard looking really bad for weeks before we were able to hire another company to come out and re-do/fix what your company messed up. FYI, the company couldn t pick up where your company left off and had to start from ground zero. The new company came in did the grading, removed the debris and laid the sod for only $400 more than what your company charged and they did more work. We wish we would have gone with them in the beginning. This would have saved us time, money, headaches and frustration that we endured from your company. Truly, it s water under the bridge now because the other company came in and saved the day. We now have green grass and the yard is beautiful!!! Many thanks to the other company for coming in to save the day!!! I just wanted to take a moment to express to my concerns and let Property Masters as well as others know we will not be using their services in the future nor will we be recommending their company to family and friends. This is the second time weve hired Property Masters and they continue to do exceptional work. This time it was a small job, but they arrived on time, did everything asked of them exceptionally well and left our yard neatly manicured. If ever I need additional work including the landscape design, I will call Property Masters. We are very pleased with their finished job.

In 2016 when we first moved to GA we called this company to give us a quote for our yard. We did a walk through and then I NEVER heard back. 2 weeks ago I asked them to come and quote on our backyard landscape project(did not remember that I already had a negative experience with this company). They again showed up... we both recognized it was not our first meeting. However, he did the walk through and I asked if the had a project minimum ($2,500). Our project would have been way above that but yet again no response since that meeting. Maybe they have SO MANY projects that they can pick and choose. Very unfortunate because for every rainy season there is a drought. There a few really good companies out there that understand customer service and cater to the needs of their customers and potential customers. Don t waste your time!

Incredible job with building the waterfall in the backyard behind the paver patio and fire pit they built! Beautiful!!

Used Property Masters for the 3rd time. Had them tear down old landscape timber retaining wall surrounding pool. They replaced it with a decorative concrete retaining wall and built stone steps. Work was completed on time and looks great. Will use again for next landscaping needs.

Property Masters never disappoints, and always exceeds expectations. Ive used them to transform and update every property I have lived in. I have had Property of the Month 3 times in two different neighborhoods after using them. Lance Fry is the master designer and landscape expert for Property Masters.

4.8 - They did a fabulous job. My yard looks amazing and Im getting compliments all the time. Cesar and his crew were very friendly. They did a great job handling the flow/schedule of the work once they started and were very upfront about cost of changes. Communication about delay in starting was not relayed as quickly as I would have expected. There was no follow up after completing the job.

I had a boulder terrace put in in place of a fallen retention wall. Needless to say, after some delays due to rain and weather, the work was completed well. There were a few small items to fix, and they came back and fixed those as well. Great job! If not for the delays, I would say 5 stars, but very close!

Half of our backyard was solid moss, grass quit growing. We hired Property Masters to come out and design this area with shrubs etc. Lance did an awesome job of tying in the other parts of our yard. He said it would take 2 days and could start probably in 2 weeks depending on the weather(this was Feb!) He nailed it with a break in weather. Zoe was so great to work with in the office. This company has it going on, so organized, easy to talk to and punctual. They call the morning of to check in and report to duty on time.

We had a terrific experience with Lance as our Project Manager, and the Foreman, Gus. Lance was very patient with us during the design process, as our scope was undetermined, and he came out a few times to make suggestions, and was always prompt with his response and estimates. During the build process, our foreman was ON TOP of it, as Lance had a family emergency that took him out - and we were completely comfortable having Gus lead the charge. He was über professional, prompt, managed his crew effectively, implemented the plans (and even created what will be a living wall in the future) and cleaned up well. This was a quality job and we are very pleased with the work.

Property Masters is responsible for all the yards in our development. That is a large undertaking to make everyone happy so overall I would say they are doing very well. The only areas of improvement I can see would be to trim bushes more frequently.

I have used Property Master for several projects at my current home and for another home in the past. They are dependable and do a really good job. I especially enjoyed working with Lance, one of their designers. I appreciated his knowledge and suggestions concerning areas that I had no clue about. His team was on time and they did a great job cleaning up when the project was completed. So greatly appreciated. I would recommend them for all your landscaping projects. Our experience with Property Masters Landscaping was great from start to finish. Jake worked with us to develop a plan to refresh the landscaping on the side of our home and address a drainage issue near our basement door. The communication with Jake was great and he made sure to answer all of our questions and address any concerns. Do not use this company for lawn maintenance, they are terrible at it. Weve had them for a month and a half now and will be seeking a different lawn service company after today. The bushes are always sloppily hacked back, the grass is mowed unevenly, and were paying for weed treatment spray but our team confirmed today they dont actually do that!! Overpriced, uncommunicative, stay far away!

We had Property Masters come out to do a complete re-design of the front and back yard to fix a major water drainage problem and replace a retaining wall. The wall is great and the front yard looks really good, so thats why I gave two stars. However, the main issue was drainage in the back yard and that was never fixed. The sod they put in is now basically destroyed because of flooding. Theyve been pretty unresponsive to my requests to fix the issues they left me with as well.

This was the second hardscape/landscape project that I have had Property Masters complete for me. It was on time, on budget, and exceeded all of my exceptions. I highly recommend this company.

Property Masters brought the wow factor to a couple previous jobs they did for me. Not this time...installed boulders that dont match....They claim thats what they quoted. What a disappointment!

I hoped to write a positive review, but the unprofessionality of Cumberland Landscape Group left me feeling that I needed to share my experience with other potential customers. The landscaping started out great. The estimate was fair, and the salesperson, Trevor, was pretty responsive initially. Days 1 and 2 went decent, with a few communication issues. Then everything fell apart. We had large stone slabs installed as a walkway along the house and back porch. Several of these slabs were left unstable. They removed several of our termite baits but did not replace them. We paid Arrow to return and add 6 new termite stations to replace the ones Cumberland disposed of without asking. The company placed large slabs on top of some of the existing baits and made them impossible to reach for checking and refilling. Several plants were pulled up and discarded without consulting us - these were plants that Trevor said were fine to leave. This left the plants severely damaged or dead. On the final day of installation, the installation manager, Todd, left his employees to scout for another job. They sat around for hours, stranded until he picked them up at the end of the day. Todd did not walk the site to inspect the work done. He just left. We had a large retaining wall/patio extension installed. Five of these large stone slabs were left unstable and unsafe (one was even on the edge of the raised path, which lifted up a 1/2 inch when stepped on). They also cannibalized our existing boulder stone retaining wall to finish the job instead of using new materials that were contracted for. By this, I mean they walked over, removed existing large rocks (that we had previously installed) from around the rose bushes, and then covered the large holes with piles of mulch to hide them. This left the area unsafe and waterlogged. When I brought this up to the salesperson, he stated that those boulders were needed to complete the estimated job, but they could bring new replacement rocks out for an additional fee. I raised all of these concerns with our sales rep, Trevor. He stated that the installer, Todd, would return in a few days to fix all of the issues. Three weeks later, I received an invoice stating the bill was due. I said I would be happy to pay once the agreed issues were fixed. Todd returned and fixed 3 of the unsafe stones and stated the rest would settle by next year. He was given the check. Then today I received a rude PAST DUE bill from them. Serious issues with this company. Disappointing, to say the least. I had to buy more boulders to fix the areas they cannibalized to finish the hardscaping look we wanted. Final thoughts - the issues could be avoided if the sales rep was upfront about materials, communication was clear (with customers and employees), and any problems with materials were addressed immediately. This review is to give potential customers insight into potential pitfalls with Cumberland Landscape Group when choosing a company for landscaping or hardscaping.

They need better drivers. Today from riverside to 285 this driver was recklessly driving. Driver kept tailgating and beeping at me. Once on 285 they irresponsibly kept changing lanes causing other drivers to hard brake. Hire better drivers some day an accident will happen.

The only reason I know about this company, unfortunately, is because of their truck driver I ran into today. Earlier this evening as I was driving home on Windy Hill Rd in Smyrna GA, I was signaling to turn into the left turning lane and a truck cuts me off from 2 lanes over and speeds ahead of me into the turning lane. They will remember me because I was the one honking at them for 30 seconds straight for their dangerous stunt. I see I am not the first one to complain about the driver. Please improve drivers for our safety and theirs. Thank you for reading and good luck on your business.

Terrible service of our subdivision! They didnt perform any of the ancillary services; irrigation repair, seasonal flowers, pine straw, which is where most companies make their extra money. That just shows poor management. The only redeeming quality was the crew that actually cut the grass. Very glad theyre gone.
