Stay away from this company, they did not uphold their end of the agreement and caused significant damage to our yard. Their lack of response to phone calls shows lack of professionalism. The poor quality of their work, such as not using a lawn roller and bad hydroseeding , has resulted in a lawn full of potholes, lumps and weeds. You cant even enjoy the lawn because of fear of twisting an ankle its that bad! They also installed a sidewalk which has cracks and some top layers coming off. They tossed extra cement over to the edge of the lawn instead of properly disposing of it. $11k for our lawn and $7200 for the sidewalk.Weve tried various ways to restore the health of the grass and unfortunately we will have to go through the process of excavation & hydroseeding to fix the damage caused by this company.

We hired Carlos for installing artificial turf in our backyard and spreading and compacting gravel on our driveway. The turf job was good except a small part that they left unfinished, and I had to call and arrange for them to come back and finish after multiple attempts to contact him. Our experience with the gravel job, however, was very poor. Carlos agreed to spread and compact a load of gravel on a set date and price. However, he didnt show up on the date and didnt respond to multiple texts and calls for 2 days. I had to cancel my plans and stay home the entire day for them to arrive. He later refused to do the job although he initially agreed to. The contractor insists that the gravel work was a side job and not as important. For us as the customer, both jobs were equally important regardless of how much we pay for each. He tried in multiple text messages to manipulate the way I share my own experience in this review by initially asking me to delete the review, then accusing me of defamation (what?), and then blaming me for changing my own review based on the continued experience while thats exactly why Google allows editing reviews. This reflects very poor customer service and for that reason I do not recommend their services.

The team was very prompt and professional. The job to widen and extend our driveway was complete earlier than estimated. They were very quick and efficient. I would hire again.

Carlos was great. I took bids on 4 other companies. Carlos came out in the pouring rain to walk my yard and through the process. He was very communicative and professional the entire time. Not only was his bid fair and under the majority of other companies, but his work was also top notch, and he was able to get the job done within a couple weeks of coming out, while other companies said they would be months out. He even helped fix a paver issue I had with no hesitation. He turned my Greenlake mud pit into a little paradise for my dogs. I would highly recommend him and his company!

Within one day of emailing the company, Carlos was able to stop by my house to survey the work and provided top quality turf samples for me to pick from. The following day, he provided a competitive bid with a detailed overview of the services they would provide. Carlos and the crew were able to start the work exactly one day after I confirmed that I wanted to proceed and it only took them 2 days to get the entire job done. I could not be happier with the quality of work they did and their professionalism. I would highly recommend JS Landscape & Excavation to everyone.

JS originally did our irrigation service and we were happy with it for the first summer. However, the second summer we were having issues and I tried to get them to come look at the problem and figure out what work needed to be done to fix it. I called multiple times, sent texts, emails and also messaged through the website system. After 3 weeks of trying to reach them numerous times, I got no response. I finally reached out to another company who we paid $500 to fix the problem. We were told it was initially installed poorly which lead to a crack in the pipe.

Carlos did such a nice job on our yard leveling project! Not only did he do quality work, but also he was efficient and checked in with us throughout the project to make sure he was meeting expectations. I would definitely hire him again!

I had a old gazebo that needed to be demolished, as well as the excavating the backyard to have the ground slope away from the foundation. They did an amazing job! Carlos and his team are awesome! They excavated and leveled our backyard (roughly 1,700 sq ft) + one of our large raised beds that had become very overgrown, created curved mulch beds with snap-edging around our fence & shed, installed several rectangular olympic pavers, and laid a large section of artificial turf, cut to fit the shape of our yard. They started the project first thing on a Monday morning and finished that Friday. Everything looks amazing! Carlos was always very responsive via text and email as well. We would definitely recommend these guys to anyone whos looking into having some landscaping work done. Well certainly be reaching out to them for future projects :)

They responded promptly and gave a quality estimate quickly that met our specific needs. We needed 120 ft trench dug for our propane tank with sand on the bottom and to. We got several quotes and theirs wasnt the lowest but it was the most accommodating and they seemed the most professional and responsive so we figured it was the best option. They worked quickly to get ready in time for an upcoming propane tank installation we had scheduled. They left the place really neat when they left as well and we are really happy with the improvements we were able to make with your help.

We had JS Landscape prep an area of our backyard in advance of a pergola installation and did an amazing job grading, leveling, and building a beautiful retaining wall. Carlos was very responsive, friendly, and informative throughout the entire process. While they were onsite doing the work, we mentioned that we were having problems with our driveway as well - they offered to come out the very next day to level it out and lay new gravel! We will definitely be coming back to JS Landscape for all of our future needs.

Contractor filled sinkhole in front yard in 4 hours at estimated cost. In doing the fill they discovered a tunnel running from the sinkhole for several feet and thought it might be an animal tunnel. Moles can dig tunnels as deep as 40 inches so they are suspects. So the job I believe was bigger than expected but there was no additional cost. So I m.very pleased with the job. They will add more dirt later if settling ochres as is normal. So 5 stars.

These guys did awesome work. I got their contact information from a friend who used these guys and sent an email, and they responded quickly and were able to come out the next day to assess our project. I had a bid the next day, decided to move forward, and they were able to schedule the work for the following week. They showed up on time and did great work - we couldnt be happier with the results! Carlos and his team were fast, efficient, and did a stellar job on our turf install! The project came with some challenges for us. It is a small yard (18x7) and difficult to access. Some companies flat out refused the job. We received 4 estimates that ranged from $4200 to over $7000. JS Landscaping was the $4200 one. This gave me pause as I firmly believe you get what you pay for. I asked Carlos about this and he explained most companies have a minimum amount they will charge for any landscaping job, no matter how small and regardless of the work involved. He was right. Thinking back I realized that all the companies I spoke with asked how big my yard was and immediately told me about their $5000 minimum. Incidentally, they all far surpassed the minimum, citing difficulty of access. Well, I hired JS Landscaping and Carlos and his team cut down the wild brush that was blocking the alley to access my yard in 10-15 minutes maybe. Not so difficult after all. The job itself took little more than half a day total. I watched intermittently, and it was clear they were focused on the quality of execution. I ended up saving $1000+ because Carlos has that seemingly rare quality of integrity. I highly recommend JS Landscaping both for the quality of their work and for the quality of their character.

Working with Carlos and his team was a delight they put in about 800 square feet of turf into our backyard they were quick and efficient and the quality is unreal!

We had them install artificial turf in a difficult area to access and they were careful and respectful of existing landscaping. Carlos worked within our budget to help us come up with a plan to install turf in our backyard and went the extra mile to make sure it looked great. The turf/synthetic grass looks amazing. It is kid/pet friendly and has transformed our back yard. Also, they magically finished the job in half the time expected. Highly recommended!

Update from owners response -- see, just like I said, he has availability to repair if you pay him $250 extra, but requires you to wait over a month if you dont pay the blackmail fee. His response to the Attorney General was false as well, stating that we had owned the system for a year and a half. We had it installed for just over 12 months when we contacted Carlos for service. Either way it shouldnt matter because his so-called warranty is for 30 months. For comparison, we called other companies that didnt install it and quotes were $125 for trip charge, diagnosis and first hour of repair. Complete estimates we received were all under Carloss blackmail fee, and could be done within 5 days to 2 weeks. Find a different contractor that actually stands behind their work and warranty. This one is not worth your money! Updated Review: When we started up our new $7900 irrigation system for spring, which Carlos installed, we had a big leak and 2 broken nozzles. We reached out to Carlos 8 times for warranty work, and he did not respond until we mentioned contacting the contractors board. Then he told us if we wanted to use our $7900 system that we paid for, and that he warranted for 30 months, we would have to pay him a $250 trip charge to drive 9.7 miles to fix it. This information is not mentioned in his warranty, and I reminded him of that. He then blackmailed us by saying that if we didnt pay the trip charge, he wouldnt come out to service it for over a month (even though he would be available to fix it within 4 days if we did pay his $250 blackmail fee). This information is also not included in his warranty. Then he claimed if the system was winterized (which he stated at the time of install was required), his warranty wouldnt cover it. Then he stated that if the system wasnt winterized he wouldnt cover it. In other words, he doesnt have a warranty (regardless of what your paperwork states at the time of payment and services being rendered) that he stands behind, and Carlos finds any angle possible to avoid repairing it. So you need to know up front that Carlos puts on a good show and seemingly does a decent job installing, but he will not stand behind his work. He will blackmail you if you want your system fixed in order to be able to use it. Once Carlos has received his payment, he will not care if you paid him $7900 and do not have a working sprinkler system. We have filed a report with the Attorney General, for failure to honor his warranty on the $7900 system we purchased from him. If you have had the same experience, we encourage you to file with the Attorney General as well.

We will use Carlos Sanches and his Js Landscape & Excavation Company for all our future jobs. Carlos Sanches is a hard working and most capable man. We interviewed 4 Landscaping Businesses. Carlos Sanches was very experienced and competitively priced the project. Our $50,000+ job was complicated. Beautifully installed our backyard with synthetic artificial turf, complete removed and replaced all the concrete (Driveway, both sidewalks and back patio), and a french drain system tied into every downspout. Carlos Sanches was on site the whole time and manage this job easily and very professsionlly. Gave us great advice when asked. Carlos Sanches and his Company proved every step of the way, he was THE MAN for the job!

They repaired a failing retaining wall and I m delighted with the result. Not only would I recommend them, I have every intention of working with them again. Carlos approach to our project was what sold me. It was efficient which saved money while also being less disruptive to the surrounding area. In addition to smart design, the work was carried out with obvious care and attention to detail. Complicating matters, the wall in question was on a property line so they had to deal with what was essentially two different clients. Carlos went out his way to have additional meetings with our neighbors and was very considerate and responsive to their concerns.

The team delivered on all fronts and in a timely manner. Carlos is also flexible - last minute I asked for a larger gate on one side of my fence so that I could get larger equipment into my backyard if needed; without hesitation he said no problem and built it exactly as asked. Im in the process of reseeding the property myself, hence the dirt in the yard (it is very much intended). The sprinklers are working perfectly. Synthetic Turf / Artificial Grass installation. Carlos and his crew did great work installing artificial turf in our yard. Having previously had artificial turf installed by another installer at another location, I can tell Carloss team know the product well. They didnt cut corners and provided a professional install per all the manufacturer guidelines. I cant even see the one seam. During the project a small portion of wood yard barrier got damaged (not really their fault as it was already rotten) but they came and repaired it the following morning. We had the business come in and apply lawn/turf to our upper level, back yard. They removed existing lawn and soil, level, then applied materials to place turf. They were early every day and replaced all areas they used for moving excavation equipment. Great attention to details and cleaned up after and respected neighboring homes. Thank you.

Js Landscape was really helpful with fixing a big leak with our sprinkler system. They answered my call right away and were over at my house to start repairs within a few hours. They got the issue fixed same day and the quality of the repairs looks great. Lastly, they were very nice, helped explain to me what the problem was and what my options were, and were upfront about the price. Overall, I was very impressed and would go back to them for future landscaping needs!

JS Landscaping and Carlos Sanchez were amazing and I love my new sprinkler system. During the quote process, Carlos was by far the best communicator. He came by when he said he would and sent the estimate when he said he would. After choosing JS Landscaping, Carlos told me he would be here on Wednesday. Something happened and Carlos contacted me to tell me he d be here on Thursday. His team showed up right when he said they would. Carlos designed a great system that does everything I could ask for and more. The team worked their tails off and impressed my whole neighborhood. Carlos made sure that each sprinkler head worked like I wanted it to, answered my numerous questions, installed the controller the way I wanted it, trained me on how to use the app, fixed up the lawn, and had everything well cleaned up. If you are still reading this, stop and call Carlos. I m sure you will be as happy as I am.

Extremely un-professional and shady behavior. Carlos went silent for 3 months after giving me an estimate and committing to do the work. 3 months after he refused to take the job citing that the original estimate was too low. I am sort of happy that this did not happen. Who knows what other quality issues we may have found later.
